The AIC CEI-Boulos Opportunity Fund, LLC is a $100 million real estate equity investment fund that targets high-impact projects located in Opportunity Zones across the United States. Based on the success of the Woodforest CEI-Boulos Opportunity Fund, the AIC CEI-Boulos Opportunity Fund was formed in 2022 to make equity investments of $5 million to $15 million per project in select commercial real estate developments with qualified and experienced sponsors. The fund is looking for projects that provide competitive financial returns and produce compelling social impacts. Projects must be eligible under the Community Reinvestment Act (CRA).

Organization Details

The fund is managed through a joint venture between Allivate Impact Capital and CEI-Boulos Capital Management: Allivate Impact Capital, a subsidiary of Woodforest Financial Group, is an impact investing firm that manages capital across asset classes in ways that are responsive to community needs. CEI-Boulos Capital Management is a fund management company focused on delivering both competitive financial returns and social impact. CEI-Boulos helps banks achieve their CRA objectives by organizing and managing funds that invest in financially attractive, high-impact commercial real estate projects that benefit the economically distressed communities in which they are located.
