FinePoint Associates, LLC is a Massachusetts-based consulting firm specializing in affordable housing compliance and economic development. Our practice provides specialized technical services to public agencies, nonprofits, real estate firms, and others. FinePoint’s affordable housing team conducts compliance monitoring of rental housing portfolios to ensure the requirements associated with each financing source are being met. Our clients include city, county and state agencies in Massachusetts and Rhode Island that administer federal HOME and Housing Trust Fund (HTF) programs, as well as a range of state bond fund financing (HIF, HSF, TOD, CIPF, CBH, FCF, AHTF, and others).
Position Summary
The Affordable Housing Compliance Specialist reviews information provided by property managers to ensure the correct number of units are affordable and being rented to households within targeted income levels, that appropriate income-certification documentation is in place, and other requirements related to leasing, tenant selection, and financial reporting are being met. The role also entails general administrative and operational support tasks. It does not involve conducting on-site inspections.

Key Responsibilities
Compliance
- Conduct desktop monitoring reviews for affordable rental housing projects funded under HOME, HTF, and state bond fund programs
- Perform rent and income compliance analysis using applicable rent and income limits across multiple funding programs and bedroom sizes
- Review income certification and household eligibility documentation for compliance with Section 8 Part 5 income definitions and source documentation standards
- Review lease, owner financial reporting, and tenant selection documentation for compliance with program and regulatory requirements
- Communicate with property owners and managers to request documentation, convey findings, and follow up on outstanding items
Administrative
- Maintain organized project files and correspondence in Dropbox and Google Drive
- Support data entry and tracking in the firm’s CRM platform
- Assist with general operational support as directed
What We’re Looking For
- Minimum 2 years of professional experience in affordable housing compliance, property management, or program administration is preferred
- Working knowledge of income certification procedures
- Familiarity with rent and income limit structures for affordable housing programs
- Knowledge of federal HOME and Housing Trust Fund programs and regulations is a plus
- Excellent attention to detail and organizational skills
- Self-directed, with the ability to manage multiple tasks and prioritize independently
- Strong written and verbal communication skills
- Proficiency with Microsoft Office (Word, Excel), familiarity with Google Suite, Dropbox or similar platforms
- Tech-savvy; comfortable learning and navigating new software systems
The Details
This is a fully remote, part-time position of approximately 15 hours per week. Compensation is hourly in the range of $34–$40 per hour, commensurate with experience. This position does not include benefits.
Candidates must supply their own computer equipment and reliable internet connection.
