Permanent Supportive Housing Community Opens in Maysville

FRANKFORT, Kentucky — Kentucky Housing Corporation (KHC) is proud to announce the opening of Sutton’s Landing, a new development in Mason County providing 40 units of Permanent Supportive Housing for residents experiencing homelessness or at risk of becoming homeless. This community is a partnership between service provider Welcome House and developer Model Group.

Sutton’s Landing will offer one-, two-, and three-bedroom units and on-site supportive services, including counseling for mental and behavioral health, substance abuse recovery, and financial management. These resources are designed to help residents achieve long-term stability and independence. Families and individuals who qualify will be referred to the community through the Kentucky Balance of State Continuum of Care.

“Projects like Sutton’s Landing simply don’t happen without partners deeply rooted in the community and committed to ending homelessness,” said Terry Helton, managing director of Multifamily Programs at KHC. “Welcome House began Street Outreach in the Buffalo Trace area in 2020 and quickly saw the urgent need for affordable housing. Five years later, through their persistence and partnership with Model Group, that vision has become reality—providing not just housing, but hope and stability.”

To make this project possible, KHC allocated $9 million for development costs and $5.76 million for an operating costs assistance reserve from the HOME-ARP program, which was a special set-aside of HOME funds appropriated through the American Rescue Plan. Additionally, KHC awarded $650,000 in 9% Low-Income Housing Tax Credits, which generated approximately $5.6 million in tax credit equity.
