Lianna Petroski

Lianna Petroski is senior vice president of Enterprise’s Real Estate Equity business, operating under Enterprise Community Investment, an Enterprise Community Partners affiliate. Lianna assists in the overall management of the business. Specifically, Lianna oversees the team responsible for acquisitions and capital deployment, including the origination, underwriting and closing of investments in affordable and workforce housing for a variety of preservation equity funds. She also supports the management of existing funds and portfolio assets, where she collaborates with senior leadership and asset management in monitoring investment and fund performance, serving as a key decision maker with a focus on maximizing financial performance and impact outcomes. The team’s portfolio includes more than 10,000 affordable and workforce homes and represents over $1 billion of assets under management. She has been involved with this business at Enterprise since 2016.

Lianna has been with Enterprise since 2011. Previously, she was a senior underwriter and associate originator with Enterprise’s Housing Credit Investment team from 2011 to 2016 where she was responsible for underwriting, closing and coordinating investor approval of multifamily transactions using federal and state low-income housing and historic tax credits, as well as assisting with acquisitions and managing relationships with developer partners. In this role she closed transactions with a total of more than $225 million in LIHTC equity.

Before joining Enterprise, Lianna spent seven years working for private developers of both affordable and market-rate housing. Lianna received a Masters of City and Regional Planning from the Rutgers University Edward J. Bloustein School of Planning and Public Policy with a concentration in housing.
