Rachel Denton

Rachel Denton is a partner in the metro Kansas City, Missouri, office of the valuation, consulting, market research and government services division of Novogradac. Denton has more than 20 years of experience performing market feasibility studies, appraisals and consulting services for a broad cross-section of clients in the low-income housing tax credit world, including developers, lenders, syndicators and state agencies. Additional areas of expertise include the valuation and analysis of properties benefited by Section 8 HAP contracts, United States Department of Agriculture Rural Development properties and those applying for Federal Housing Administration financing through the U.S. Department of Housing and Urban Developmentโ€™s MAP program. She also specializes in conducting regional or market-wide housing studies for various municipalities and agencies. Denton is a frequent speaker and moderator at Novogradac and other industry conferences. Denton received a bachelorโ€™s degree in urban and regional studies from Cornell University. She served on the board of directors for the Kansas City Commercial Real Estate Women organization for

several years and currently serves on the executive committee of the National Council of Housing Market Analysts. In 2021 and 2022, Denton served as a faculty member for ULI Kansas Cityโ€™s Real Estate Diversity Initiative, a 15-week competitive program for women and minorities that aims to increase their representation within the real estate industry. Denton is a designated member of the Appraisal Institute and licensed as a certified general real estate appraiser in Missouri, California, and more than 15 additional states.
