Job Description
Community Lending and Investment (CLI) is a specialty real estate group within the Commercial Real Estate organization which focuses on the financing and development of affordable housing and other activities across the United States. Primary product is Low Income Housing Tax Credit investment in apartments. Additional business focus is on New Market Tax Credits which finance the development of commercial real estate, typically in redevelopment areas with emphasis on job creation. Other products include long term, patient capital investment in nonprofit organizations, and Alternative Investments in small business funds and affordable housing preservation funds.

This role will be responsible for managing day-to-day tax credit transaction closings including documentation, negotiation and coordination, as well as leading deal calls and running document negotiations with clients and third parties.

Responsible for transaction negotiation as well as substantive review and coordination of legal and due diligence documentation. Also responsible for ensuring that deal documentation comports with underwriting assumptions and projections. Equity Deal Managers play a key role as the day-to-day contact for the client and its counsel in addition to coordinating with internal and external financing sources and the Legal Department. Internally, Equity Deal Managers work with underwriting and credit to identify and mitigate business and legal risks and contribute to approval packages/meetings. In addition to daily functions, Equity Deal Managers assist with the integration effort between CLI debt and equity platforms with respect to documentation standards.

The location of this position is somewhat flexible; the successful candidate could be located in San Francisco, Los Angeles, Charlotte, Boston or New York.

They are accountable for execution of all applicable risk programs (Credit, Market, Financial Crimes, Operational, Regulatory Compliance), which includes effectively following and adhering to applicable Wells Fargo policies and procedures, appropriately fulfilling risk and compliance obligations, timely and effective escalation and remediation of issues, and making sound risk decisions. There is emphasis on proactive monitoring, governance, risk identification and escalation, as well as making sound risk decisions commensurate with the business unit’s risk appetite and all risk and compliance program requirements.

Required Qualifications

  • 10+ years of experience in the following: real estate, finance, and legal document review
  • 5+ years of experience in Low Income Housing Tax Credit (LIHTC) commercial real estate

  • Strong negotiation skills, including the ability to negotiate with numerous parties and reach agreeable solutions.
  • Experience with a tax credit investor/syndicator
  • Transaction-closing experience
  • Strong analytical, presentation and critical reasoning skills
  • Law Degree from an accredited institution
