A recent Maddock Housing Committee housing market analysis indicated a demand for workforce housing, and spurred the redevelopment of the Summer Square Apartments. The 12 one-bedroom units will be reconfigured into 8 two- and three-bedrooms units. The electrical services, siding, roofing, ventilation, windows and heating will all be updated.
"LSS Housing's goal is to create quality, affordable housing that meets community needs," said Jessica Thomasson, LSS Housing director.
The apartments are not income targeted. However, the rents have been set by LSS Housing so they are affordable to households earning approximately $11 per hour for a single person or $15 per hour for a larger family.
NDHFA's Rural Housing Rehab Loans and Rural Housing Investment Incentive Pilot Program are for communities with populations of less than 20,000 and 5,000 respectively. Both programs help address an increased demand for housing. Eligible projects can include new construction or rehabilitation of single- or multi-family properties.
"These programs are beneficial to rural communities because they are often underserved by main-stream financial institutions," said Kline. "The programs help them attract developers and encourage investment by bridging the financial gap between construction costs and property values."
LSS Housing expects the units to be ready for occupancy by the end of the year.
